RULES / POLICIES

  • Guests must be a minimum age of 25 to register.
  • Pets:
    • RV Campers: Pets by prior arrangement only. Pets must be on a leash.
    • Lodge Guests: NO PETS.
  • Please use ash urns for smoking outdoors.
  • Fisherman's Village is not responsible for power outages due to weather related issues, nor damages to your and/or your personal property due to events beyond our control while renting the lodge and/or RV sites. No refunds will be made due to power outages.
  • Taxes:   12% State of Texas and Sabine County Occupancy Taxes Apply and are not included in the prices listed.
  • Deposits:
    • LODGE:   Deposit equal to one night's stay is due at booking to confirm reservations. Full payment required upon arrival.
    • LODGE SECURITY DEPOSIT: Credit Cards will serve as a deposit to cover damage to the lodge and/or lodge property. Your credit card will be charged for any damages, lost or broken items. A 50.00 replacement fee will be charged for any remotes that are lost. All items are inventoried.
    • RV SITES: Deposit of one nights fee is required to confirm reservations. Full payment required 14 days prior to arrival.
    • STORAGE UNITS:
    • Deposit of one month's fee is required.
    • Change to Lease:
      • Rent will be pro rated to the 1st or 15th of month which ever is closest to the start date of the lease.
      • A deposit of $ 25.00 is due on start day of lease which will be REFUNDABLE if the unit is paid current and left clean and EMPTY. OTHERWISE YOU WILL FORFEIT your $ 25.00 deposit.
  • Cancellation Policy:  
    • Peak Season Jan 1 through June 30 Fishing Tournament Season
      All Holidays July 4th, Labor Day, Thanksgiving,Christmas and New Years
      • Non refundable one night deposit
    • Off Season After July 4th weekend through end of year
      With the exception of all Holidays July 4th, Labor Day, Thanksgiving, Christmas and New Years
      • Refundable one night deposit within 14 days notice from starting date of
        reservation.
    • A $ 25.00 processing fee will deducted from deposit.
  • Lodge Guests:
    • No more than 12 guests will occupy the rented property herein at any time during your stay.
    • No pets belonging to the responsible guest or his/her relatives, friends or visitors will be allowed on the premises.
    • Smoking: No one visiting or residing in the property will smoke any tobacco products indoors at any time during the dates stated above and that all cigarette/cigar butts shall not be disposed of anywhere on the property except in a designated container provided by owners.
    • Guest shall be responsible for inspecting the premises upon arrival and reporting immediately any damages and unusual conditions to the owners.
  • We are not responsible for theft or vandalism
